In the career of an industrial broker, occasionally it is not possible to locate the exact building, in the exact location, that a client may desire. In that case a build-to-suit project is often considered wherein the broker will work with their client to locate an ideal site, hire an architect and engineers to design the facility and a contractor to build it.
Over Bob Beardsley's career he has had the opportunity to oversee numerous build-to-suit projects from Clamp Nail at 8,000 square feet to Chariot Eagle at 80,000 square feet. This experience coupled with the market knowledge of a seasoned broker opened the door into development for Southwest Commercial Brokerage.
Bob Beardsley and Southwest Commercial Brokerage have a long and valued relationship with E&V Investments in the development of speculative industrial and office properties. Since the first ground breaking in 1996, ten buildings totaling nearly 770,000 square feet of industrial and 172,000 square feet of office have been developed and successfully leased within the metro area.
Additionally, Bob assisted another client with the development of a three building, 90,000 square foot industrial complex and the conceptual design of phase two.

| Completed in 1997, this two building, 90,000 square foot development was the first multi tenant facility in the Deer Valley market to offer grade and dock height loading. 100% leased months after completion.
This development remained fully leased until an unsolicited offer by Deer Valley School District to purchase the facility was accepted.

Ancona Tolleson Center Phase I is a 220,000 square foot rail served warehouse development completed in early 2002. Initially TriMaco leased 88,000 square feet and IBC of Arizona leased nearly 92,000 square feet and finally expanded to take the balance of the building in 2003. Phase I won the Southwest Contractor Industrial Building of the Year award.
Phase II is mirror building of Phase I consisting of 185,000 square feet. Construction was completed in 2004 and the building was 100% leased by the end of 2004 to Diversified Gourmet, AdPlex Rhodes and Deerfield Moving and Storage.
In late 2010 and early 2011 unsolicited offers were received from three possible buyers. As a result of these offers, in May 2012 these two buildings were sold to Liberty Property Trust.

Ancona Office Centre is a two story, 80,000 square foot office development at 21410 North 19th Avenue in Phoenix. Designed to be a multi tenant building 25 % of the building was improved with speculative office suites in the 1600 to 3600 square foot range. Certificate of Occupancy was received in late August 2005 and the building was 100 % leased to 13 tenants by December 5, 2005.
In February 2006 this development won the:
National Association of Industrial and Office Properties (NAIOP) Office Development of 2005, less than 100,000 square feet.

In 2005 E&V Investments acquired approx. 24 acres in Surprise, Arizona. Phase One consists of two, one story buildings and one, two story building for a total of 97,000 square feet. This two story building is arguably the nicest office speculative development in the City of Surprise.
Given it's proximity to area hospitals, this development has been extremely successful for medical/office use. In 2010 this development was nominated as NAIOP's 2009 Medical Office Development of the Year.
